Where do I start? What is the first step?
STEP #1: Book in with your Bank Broker!
Speak to your local bank broker to get an idea of your lending capacity. This will get the ball rolling and be able to assist you with your land and builder search.STEP #2: Look at some Land!
Finding land is just as important as choosing the right builder for you. Most house designs can be built anywhere, so finding land in a location best suited to you and your lifestyle is key! However, there are many things that can affect the build of a house on your chosen land, such as sloping, rock ground, acreage, covenants etc. and all of these factors can play a big part in your overall budget.STEP #3: Bond with your Builder!
Once you have scouted for your perfect lot, it’s now time to find your builder! This part is very important – you must make sure the builder you chose is the right one for you, your needs, and your wants; someone who can see your vision and help you bring it to life! Jump onto Google and start researching your local builders website, Facebook and Instagram for their house plans, current builds, workmanship and client testimonials. Start to create a collection of plans, ‘must-haves’ and style inspiration and when your ready, schedule a consultation with the builders New Home Specialist to start designing your own home today!STEP #4: Building within your Budget!
As builders, we are not only here build your new home but to assist in designing every part of it with you as well, so it’s very important we know of your financial threshold, so that we can create your dream home within your budget!STEP #5: Locked and Loaded!
You have found your land and designed your dream home, now it’s time to lock it in! At this stage you will need to sign a Contract for your Land, as well as a Contract for your Build. You will then provide both Contracts to your broker in order to submit your Finance Application with your chosen Bank. Once your Finance has been approved, we can now start to make your ‘house’ a ‘Home’ that is uniquley yours, and begin your Design Consultations!How much will my dream home cost?
This is the Million Dollar Question in everyone’s mind. There is only one answer, and it depends solely on one thing: You!

Can Doble Homes help me find land?
Yes we can! Doble Homes has a great connection with all of the Estates (current and upcoming) and their Developers within the Townsville area.
Depending on what your ideal piece of land and location looks like to you, we can guide you in the right direction and even start a conversation with the Land Sales Team to get the ball rolling!
Does Doble Homes build in Townsville only?
Being a local Townsville builder, Doble Homes focuses primarily on the Townsville and surrounding areas. We venture as far north as Ingham and as far south as Ayr!
Can Doble Homes create a custom designed plan for me?
Absolutely!
We have over 220 plans in our data base that range from 125m2 to over 400m2, from single-storey to two-storey and even duplexes, so if we can’t find the perfect plan for you, we will work with you to create a bespoke design that is uniquely yours!

Will the price of my build increase as it's being built?
Nope!
Once you have signed your Build Contract, your build price is locked in! No hidden fees or surprise surcharges here!

We believe that both you and your home deserve the very best! Our Standard Inclusions include top of the range appliances, hardware and fixtures, stone to the kitchen and bathrooms, smooth external render, Daikin spilt system air conditioners, securityfeatures throughout and is fully solar ready and so much more!

Do I have to pay a Build Deposit?
As we work with you to create your dream home, we will require a preliminary deposit in order to progress your plans to the next stage.
This deposit will allow us to have your plans:
- Professionally drawn by our draftsman
- Obtain quotes from our suppliers to provide an accurate ‘Cost to Build’ quote
- Prepare a thorough and comprehensive booklet of Specifications and Inclusions
- Prepare a HIA Building Contract
